About Us

Around The Clock, Inc. CRMC® is a full-service real estate brokerage established in 1990 serving South King and North Pierce Counties. We lease and manage residential single-family homes and small multiplex properties under 25 units. We are a certified residential management company through the National Association of Residential Property Managers® (NARPM). We began managing community associations in 1992 and are members of the Community Association Institute (CAI). As a full-service real estate brokerage, we also list and sell real estate and are members of the Northwest Multiple Listing Service (NWMLS).

We are required by law to be licensed real estate brokers to lease and manage residential properties as well as list and sell them. We also have the same requirements for our Community Association Managers even though it is not a state requirement. Our Association Managers have their Brokers
license and we manage each of our community association bank accounts the same as our Trust Accounts which follow Washington State real estate licensing laws.

Our company structure is unique in that we have a Board of Directors comprised of our Team. Our President is Suzanne Cameron, MPM® RMP® who started the company. Our Vice President is Tonya Bake, HOA bookkeeper and supervisor. Our Secretary is James Emory Tungsvik, MPM® RMP® residential Property Manager and Community Association Manager. Our Treasurer is Jenny Allyn who oversees our corporate finances, rental accounting department, and supervises the staff. Our corporate Director is Dawn Clark, residential leasing agent and Property Manager. Every member of our Team that has worked with us for five years begins earning stock in the company and qualifies after seven years to serve on our corporate board of directors to administer the mission and goals of the company.

We have grown over the years from the original four members of ATC to 15 hard-working dedicated people in our team. Despite changing real estate markets and economic recessions we have managed to survive and thrive.

Rental Leasing and Management Services:

When you hire us to manage your rental property you recoup your time – time for you – to enjoy the fruit of your hard-earned investment potential. Our professional property management team is dedicated to selecting quality tenants and maintaining your investment at minimal expense to you. We have mastered the appropriate federal, state, county, and city landlord-tenant laws to safeguard your protection – and investment – at every step along the way.

We use strict screening criteria to qualify tenants, perform property inspections, arrange for maintenance and repairs, oversee enforcement of the rental agreement, provide useful accounting reports, and process tenant deposits.

It is our singular intent to ensure that your real estate investment is a successful financial venture year after year. That’s because our main objective is to generate positive income for you while maintaining or increasing the value of the property. Our service is a savings, not an expense.

Community Association Services:

We offer our services on an annual basis and charge the same monthly fee throughout the year. We include postage, office supplies, and copying in our annual service package. We even include board of director training where we provide dinner, the opportunity to network with other community leaders, and speakers who share important industry knowledge. Our Association Managers help enforce governing documents, assist with establishing Rules and Regulations, and interact with homeowners.

We provide detailed accounting services that include bank statements and copies of paid invoices, attend board meetings, and mail membership meeting notices as well as attend owner meetings. We perform community inspections and track, print, and mail enforcement notices. We assist with securing contactor bids and arrange for maintenance. We also assist with arranging for legal counsel, annual tax returns, audits, reserve studies, and insurance renewals. All of this is included in our fixed monthly fee.

Real Estate Sales:

As members of the Northwest Multiple Listing Service (NWMLS) we are trained and knowledgeable in listing and selling real estate.
We enforce landlord-tenant laws when we list and sell rental properties. We are also able to facilitate a sale when the tenant wants to purchase a property they are leasing from us.

If one is looking to purchase an investment rental property we can advise on locations, rental values, and improvements for a timely occupancy.

We can assist our clients through the entire process of their real estate investment from purchasing the property, to leasing and managing it throughout the tenancies, and to selling it when the time is right.
